Who We Are

  • Two brothers, grew up in Bellville, live in Bastrop
  • We understand small Texas communities because we come from one
  • We've been investing in rural Texas land since our twenties

How We Work With Your Office

  • We work within your rules — we don't fight them or look for loopholes
  • We know you're overworked — we try to keep our submissions clean and our asks reasonable
  • If something doesn't work, tell us — we'll adapt. This is your turf.
  • We try not to overcomplicate things or do what's unnecessary

What Our Projects Look Like

  • Short-form plats and five lots or fewer wherever the process allows — we also work within full plats when required
  • No apartments, RV parks, or commercial uses — tracts for individual homeowners only
  • Deed restrictions consistent with surrounding rural character
  • In many cases we're converting ag-exempt land into residential tracts that generate property tax revenue without new public infrastructure burden
  • We hire locally — local realtors, fence builders, land clearing crews

  • Large-scale subdivision
  • High-density development
  • Master-planned communities
  • Outside operators looking to extract and move on — we live here
